Documents Required for Loan Application:

Difference Between Land Loan and Home Loan:

1. Property Location and Type: Land loans are only available for residential plots within municipal or corporation limits, while home loans are available for all types of properties.
2. Lower LTV: The maximum LTV for a land loan is 70% of the plot value, while it can be up to 80-85% (or 90% in some cases) for home loans.
3. No Tax Benefits: Land loans do not offer tax deductions unless a house is constructed on the plot, while housing loans are eligible for tax deductions on both interest and principal payments.
4. Land Loan and NRIs: Most banks do not offer land loans to Non-Resident Indians (NRIs), and if they do, they may charge a higher interest rate.
5. Lower Tenure: Land loans have a maximum tenure of 15 years, while home loans can have a tenure of up to 30 years.
6. Cap on Maximum Loan Amount: Banks usually have an upper limit on the amount they will lend for land loans, which may be lower than the limit for home loans.
7. Loans for Land Purchase and House Construction: If a land loan is refinanced with the condition of starting house construction soon, the borrower must begin construction within a stipulated time frame (e.g., 2 years for State Bank of India and ICICI Bank).

The process and requirements for land loans are generally similar to those for home loans, including bank due diligence, EMI options, documentation, the need for co-applicants, interest rates, etc. The above-listed differences are the main exceptions in the treatment of land loans.
